The House

Outside
There is a small private lawned and patio garden which can be accessed directly from the sitting/dining room. There is enough space on this patio area for a range of outside furniture and a few pot plants.
There are six acres of communal grounds which are tended to every week by a team of gardeners. There are various communal seating areas dotted around the grounds which are actively encouraged to be used by the residents. The use of the communal grounds has historically spanned a wide range and has included a playing field and sports pitch for the children, BBQ’s, camping, and even a wedding venue for one of the residents. There is a large circular veranda in the grounds which is offered with communal use for all residents. A ‘St Georges WhatsApp group’ is set up for any queries or questions and if any resident wishes to reserve the veranda, they only need communicate this on the WhatsApp group. This is used regularly during the summer for family and friends BBQ’s and get togethers.
There are a few allotments in the communal grounds which residents have access to if they wish. My clients have an allotment currently and would be passing this onto the new owner if they wished to have it.
The parking is not allocated but there is always plenty of room for owners and guests.
The property comes with a double garage which is located within a block of other garages belonging to the owners of the other properties. The roof of the garage block has recently been replaced. Owners are able to use the power in the garage and water tap by the garage block. This is all paid for out of the annual maintenance costs.
A variety of different upgrades and replacements have been made to the communal areas in the recent years and these have all been taken out of the management sink fund. This means that there is unlikely going to be any large expensive items needed moving forward which the new owner would incur.
The Windmill
The North Common Windmill (often known at Chailey Windmill) is situated on Red House Common and is directly located within the grounds of St Georges. It stands beside a yew tree which is said to mark the centre of Sussex. Records show that mills have stood here since at least 1590, and that the current windmill is believed to be the seventh windmill on this site. It was built in West Hoathly in 1830 then moved to Newhaven before arriving at Red House Common in 1864 and continued working until 1911. The mill museum is open to visitors regularly. The windmill is dramatically lit up every night providing the residents of St Georges with a unique, rare and spectacular sight which only the residents of St Georges are afforded.
The History
St Georges was built in 1932 as a residential block for Chailey Heritage School. The school had originally used the site on Red House Common next to the windmill during the First World War when the pupils had constructed a series of what became known as Kitchener Huts to provide a residential area to replace those vacated in the main school (which had been given over to the army for the duration of the war). When these became dilapidated, they were closed and the current building of St Georges was constructed. It remained in use until the 1990s when the site was sold off and converted into individual residences.
St Georges was formally opened by His Royal Highness The Prince of Wales (later Kind Edward VIII) on 19th July 1932. There is a video taken (on YouTube) where His Royal Highness is stood on a stage receiving gifts from the children directly in front of North Wing. Later in 1945 St Georges was visited by Her Majesty Queen Elizabeth The Queen Mother and Princess Elizabeth and Princess Margaret.
Chailey Common
St Georges is located in the heart of Chailey Common, and the residents have direct access onto Red House Common and is walkable to the other commons nearby.
Chailey Common is one of the largest heathland commons in the South of England, covering 450 acres and was designated as a Local Nature Reserve in 1966. It has also been made a Site of Special Scientific Interest (SSSI) for its heathland plants and diverse insect and bird communities.
Chailey Common was recorded in the Domesday Book of 1086 and was used over a long period of time by local people for cutting wood and bracken for fuel and grazing livestock. The current common is split into five sections; Memorial Common, Pound Common, Romany Ridge Common, Red House Common and Lane End Common to the north which is detached from the rest lying east of the A275 and north of the minor road to Fletching. Access is not open though the public can use the existing tracks and footpaths through each of the commons.
To have direct access to this much open space walkable directly from your own doorstep is very rare and makes this property extremely unique in its location.
Location
Chailey is a village and parish in the Lewes District. The parish consists of the settlements; South Chailey, South Street, Chailey and North Chailey.
St Georges occupies an elevated rural position on Red House Common, North Chailey and is approached by a long driveway. It is surrounded by Chailey Common Nature Reserve and has footpaths and bridleways linking with the neighbouring districts and provides good access by road to a number of the surrounding towns. North Chailey has a petrol station with convenience shop at the end of Mill Lane and is about a five minute walk from the property.
There are two schools in the village of Chailey: Chailey St Peters Primary School (1.4 miles away) and Chailey Secondary School (2.9 miles away), both located in South Chailey.
There is a variety of other excellent schools in the local area, both state and independent. Newick primary CofE school is just 2 miles away, Fletching CofE, and St Augustines CofE School in Scaynes Hill are both within 3.3 miles. Uckfield secondary school and sixth form college is only 6.7 miles away. The independent Cumnor House and Great Walstead schools are also a short drive away. Oathall Community College (5.4 miles away) is a popular state secondary school and Haywards Heath further education college is only 6.2 miles away. Regular bus services from the bottom of Mill Lane on the A272 service these schools and colleges.
Haywards Heath mainline railway station is 5.7 miles from the house, and Uckfield train station is 6.7 miles away. The house is well positioned to three of the main local roads links; the A272 (directly located from the house) the A22 (7.8 miles) and the A23 (11.7 miles). Brighton with all of its many amenities and attractions is 16 miles away and Crawley is also 16 miles away. Gatwick airport can be reached in around 35 minutes.
Although it may seem as if North Chailey is quite remote, it is only 10 and fifteen minutes drive to the towns of Haywards Heath and Uckfield respectively and 15 minutes to Burgess Hill and Lewes. All of these towns have mainline train links to London and Brighton, each with an array of different shops, restaurants and nightlife.
From North Wing the larger village of Newick is 2miles away (5 minute drive or 40 minute walk). Newick is a wonderful quintessential Sussex village. It has three thriving village pubs - The Crown http://thecrownatnewick.co.uk/, The Bull www.bullnewick.co.uk, The Royal Oak www.revivedinns.co.uk/royal-oak, The village Cottage Bakery serves fantastic freshly cooked bread in their historic original bread oven on site, and savoury and sweet treats. Bob Alderman butchers serves a variety of extremely good quality very locally sourced cuts of meat. The Pantry coffee shop offers great coffee and lovely lunches including homemade cakes and savoury bites. The Pantry is a great place to meet. The village also has two well stocked stores selling most items that you would need. The village even has its own doctors surgery.
The residents of Newick are a fantastic mix of ages with the village school and pre-school (both rated Outstanding by Ofsted) bringing in young families through to the retired. Even though the village may be small in its number of residents, it packs a huge punch with the amount of clubs and societies that are on offer for all ages. The annual Newick Bonfire night is extremely well regarded and thousands of people from all around Sussex flock to this event year on year. The village has strong rugby and cricket teams and as such sport runs through the veins of the village. The sports playing field with its cricket, rugby and football pitches, pavilion and bar and adjacent children’s playground is a hive of activity throughout the year as it plays host to many a sporting activity or social event, particularly on a summers Friday evening when the children have cricket lessons and the parents meet to picnic and sip prosecco.
The village is surrounded by incredible countryside and within minutes you are able to walk through this countryside on a variety of different footpaths.
