Have you been searching for a wonderful and private family home with plenty of space for the children, indoor and outdoor entertaining space, within easy reach of excellent schools and located in the heart of a thriving village? Maple Tree House may just be the answer.
A bespoke three bedroom semi detached new home, spanning over 1,240 sq ft, built to the highest of standards and exemplary specifications. This fantastic house is part of an exclusive development of only three properties, located in the heart of the extremely desirable village of Newick. Maple Tree House has been sympathetically designed to blend seamlessly in with the current Victorian street scene including tile hung exterior, double glazed sash windows throughout, and Victorian style floor tiles and sink with vanity storage cupboards in the bathrooms and downstairs cloakroom.  The bespoke features continue with a large number of the internal doors being oak with frosted glazed panels,  which ensure that the house is flooded with maximum possible light. The house consists of; three double bedrooms, two bathrooms (one large en-suite), sitting room with wood burning stove, fully fitted kitchen/diner with high quality integrated appliances and underfloor heating, bi-fold doors leading from the kitchen/diner to the private south east facing rear garden, downstairs cloakroom with space and plumbing for utilities, study/home office, and stunning views of, and with direct access onto Reedens Meadow, with its fields and woods and countless walks in every direction.
You enter the house under a useful covered porch with external lights either side of the front door, and into the main hallway. There is a useful home office to the left of the hallway which faces the front of the house.  Continuing along the hallway is the downstairs cloakroom with space and plumbing for a washing machine and dryer.  At the end of the hallway is a glass panelled oak door leading to the stunning open plan kitchen/diner with bi fold doors leading directly out to the rear terrace and South East facing garden.  This room is lit by multiple LED dimmable spotlights and has thermostatically controlled underfloor heating throughout this room. The kitchen has been made by Howdens, and features fully integrated BOSCH appliances including; 4 ring gas burner with extractor above. double fridge/freezer and dishwasher.  There are plentiful soft close wall and base units including cupboards, drawers, various deep pan drawers, pull out larder unit, and double recycling drawer. The dining area is large enough to take a full set of dining room furniture and provides a wonderful entertaining space. The dining room can be further appreciated in the warmer months when the bi-fold doors can be opened and the ‘outside in’ living can be truly experienced.
There is a wide glass paned oak door which leads into the sitting room with double sash windows to the front affording wonderful views over the fields of Reedens Meadow beyond. The room benefits from a wood burning stove making this a wonderful cosy room in the colder months. A further door leads from this room back into the hallway where the staircase leads to the first floor. On this floor can be found three double bedrooms, one with en suite shower room, and a family bathroom. The master bedroom is a large room with built in double wardrobes and double sash windows providing spectacular views over the fields of Reedens Meadow. This room is spoilt with a fantastic sized en suite shower room tastefully furnished with Victorian style floor tiles and sink with vanity storage cupboards underneath which completes this wonderful master bedroom. The other two bedrooms are generous doubles in size, with carefully thought out positioning of plug sockets, allowing different combinations of how bedroom furniture can be configured.  The family bathroom comprises of a white suite with Vado rain shower head over the bath, and like with the en suite, is completed with Victorian style floor tiles and sink with vanity storage cupboards underneath. There is an airing cupboard with hot water tank and space for storage shelves if desired.
The south east facing rear garden is extremely private with an Indian sandstone terrace and lawned garden. The entire garden is bordered by close board fencing and there is a timber shed to the side of the house and a pedestrian gate leading to the front of the house and the off road driveway. The attractive loose stone driveway provides parking for three cars. This parking is enclosed again by close board fencing. The exterior of the house has been fitted with attractive motion censored lighting. There are two sets of outside power, one in the rear garden, and one positioned in the front driveway. The power source on the front driveway has been installed with the compatibility for a vehicular electric hook up. The house also provides two further eco friendly features in the form of solar panels and a sophisticated rain water harvesting system. There are three solar panels which are positioned on the rear elevation roof, which provide direct and non-metered electricity for the house. The rainwater harvesting system takes rainwater from the guttering of the house and feeds it directly to an underground tank with a 1,500 litre capacity. A pump pumps this water directly to an outside tap providing a free water source. There is also another outside tap which feeds from the mains if preferred.
From Maple Tree House, the high street of Newick is a mere 7 minute walk. The house is in an enviable position of not only being central within the village, but fronted by open fields providing a genuine semi-rural feel.

Newick is a wonderful quintessential Sussex village.  It has three thriving village pubs - The Crown http://thecrownatnewick.co.uk/, The Bull www.bullnewick.co.uk, The Royal Oak www.revivedinns.co.uk/royal-oak, The village Cottage Bakery serves fantastic freshly cooked bread in their historic original bread oven on site, and savoury and sweet treats. Bob Alderman butchers serves a variety of extremely good quality very locally sourced cuts of meat. The Pantry coffee shop offers great coffee and lovely lunches including homemade cakes and savoury bites.  The Pantry is a great place to meet. The village also has two well stocked stores selling most items that you would need. The village even has its own doctors surgery.  The residents of Newick are a fantastic mix of ages with the village school and pre-school (both rated Outstanding by Ofstead) bringing in young families through to the retired.  Even though the village may be small in its number of residents, it packs a huge punch with the amount of clubs and societies that are on offer for all ages.  The annual Newick Bonfire night is extremely well regarded and thousands of people from all around Sussex flock to this event year on year. The village has strong rugby and cricket teams and as such sport runs through the veins of the village.  The sports playing field with its cricket, rugby and football pitches, pavilion and bar and adjacent children’s playground is a hive of activity throughout the year as it plays host to many a sporting activity or social event, particularly on a summers Friday evening when the children have cricket lessons and the parents meet to picnic and sip prosecco. The village is surrounded by incredible countryside and within minutes you are able to walk through this countryside on a variety of different footpaths.  Although it may seem as if this Newick is quite remote, it is only 15 minutes drive to the towns of Haywards Heath and Uckfield and 20 minutes to Burgess Hill and Lewes, all of which have mainline train links to London and Brighton each with an array of different shops, restaurants and nightlife.

Haywards Heath mainline railway station is 7.1 miles from the house, and Uckfield train station is 5.1 miles away.  The house is well positioned to three of the main local roads links; the A272 (directly located from the house) the A22 (3.7 miles) and the A23 (12.3miles). Brighton with all of its many amenities and attractions is 15.8 miles away and Crawley is 18 miles away.  Gatwick airport can be reached in around 35 minutes.
There is a variety of excellent schools in the local area, both state and independent. Newick primary CofEschool is just round the corner, and Chailey, Fletching, St. Augustines and Barcombe CofE Primary Schools are all within 3.2 miles. Chailey secondary school is 2.7 miles away, and Uckfield secondary school and sixth form college is only 4.1 miles away. The independent Cumnor House and Great Walstead schools are also a short drive away. Oathall Community College (6.8 miles away) is a popular state secondary school and Haywards Heath further education college is only 7.8 miles away. Regular bus services from the village service these schools and colleges.
Come and have a look around Maple Tree House and you will experience its charm and see its potential as a versatile family home. Modern life is always changing - this home can change with you, and give you the perfect balance of a thriving village and all its conveniences, along with countryside living, both well and truly on your doorstep.  Plus with all of the searches already done already, you could be in this stunning house before the end of the stamp duty holiday,.
